John Michael Grizzaffi – M&E Appraiser-Tax Consultant
J. Michael Grizzaffi is a licensed property tax consultant and graduate of Texas Tech University with a BS Electrical Engineering Degree and a minor in Mathematics. He spent 30 years as an Engineer with Texas Instruments, Inc. While at TI his work included design of Infrared Imaging Systems and Computer Systems, including work on several classified military projects. One of his more notable accomplishments was designing the Digital Data Subsystem for the Voyager Satellite still in orbit at edge of our solar system. He received an MBA Degree from the University of Dallas and an MS Management and Administrative Science Degree from the University of Texas at Dallas. He is a registered Professional Engineer (Emeritus), and an American Society of Appraisers Accredited Senior Appraiser designated in Machinery and Equipment. He has developed and implemented a method and process for running statistical analysis on Commercial Real Estate Property for Protest support and Appeals. He also developed a process for the creation of depreciation factors for Business Personal Property through statistical analysis of sales on like assets and inventory in the marketplace that can be benchmarked against other forms of standard depreciation. As a consultant in property tax he has worked valuations on Commercial Real Property and Business Personal Property informally at the District level, as well as representation before the Appraisal Review Board.
Rhonda Stevens – Senior Tax Consultant
Rhonda Stevens is a senior tax consultant specializing in Commercial Real Property and Business Personal Property tax reductions. Ms. Stevens possess over 15 years of Real Estate and Tax law experience. She began her career in law in Texas and migrated towards real property and business personal property tax analysis and representation. Ms. Stevens currently manages a portfolio of commercial real property that exceeds $250 million in assessed value. She specializes in complex property analysis of Industrial Manufacturing and Technology assets. More notable is her work with the cities at the local level to secure 380 incentives for business personal property and other enterprise zoning based initiatives towards savings millions of tax dollars. She thoroughly understands the intricacies of statistical analysis and regression modeling to develop valuation strategies for assets and inventory. Her work in the business personal property arena includes a national portfolio of $500M in assessed value.
Rhonda graduated Magna Cum Laude from the University of Texas at Dallas with a Bachelors of Science Degree in Accounting and Information Management, and maintains an active membership in Beta Gamma Sigma International Honors Society for Business. She also holds a Master of Science Degree with Honorary Distinction in Accounting from the University of Texas at Dallas.
Philip Trusty – Senior Tax Consultant
J. Philip Trusty is a licensed senior tax consultant having over 25 years experience in the property tax field. Mr. Trusty holds a Bachelor Business Administration in Finance from Texas Tech University. In addition, he holds a Texas Real Estate Brokers License and is working toward his CMI designation through the Institute for Professionals in Taxation. His career began with Dallas Central Appraisal District holding positions in various appraisal areas including supervisor in the Business Personal Property Department and assistant to the Director of Administration. After Dallas Central Appraisal District, Mr. Trusty began work as a property tax consultant. His consulting experience includes nationwide business personal property filings and appeals for both business personal and real property. His experience with business personal property includes managing national client portfolios in excess of $500M. Mr. Trusty has worked with multi location/multi state businesses, large and small manufacturing firms, warehouses, offices of all sizes and a wide variety of other businesses. His commercial real estate experience includes a wide range of commercial, retail, agricultural and residential real estate.
